About this property

This property is a 561-acre coffee farm located in Perez Zeledon, situated in the South Pacific region of Costa Rica. It is conveniently positioned just 15 minutes from the Interamericana Highway, near the bridge over the La Union river. Public transportation is accessible right at the main entrance of the property, which features two access points: the main entrance via San Pedro and a secondary entrance through Cajon. The farm is equipped with essential public services, including electricity, telephone service, and internet. The entire property has gravel-covered roads that facilitate easy movement for cars, trucks, and agricultural machinery. The terrain is manageable, with only small areas of steep inclines. Water resources are abundant, with several bodies of water present, including the San Pedro River, Quebrada La Portalona, Quebrada Agua Buena, Quebrada El Guaro, Quebrada El Cacao, Quebrada Tambor, Quebrada Cherenga, an artificial arm of the San Pedro River, and an artificially made lagoon covering approximately 4.94 acres. These water sources allow for the establishment of various irrigation circuits during critical summer months. The infrastructure on the farm includes gravel roads throughout, each secured with a metal gate for access control, a concrete bridge over the San Pedro River, a corral, a main house, and eight worker houses. There is also a workshop area for agricultural machinery, a hydroelectric generator for self-consumption with a dam and feeding pipe, a sawmill and carpentry shop, concrete tanks for breeding tilapia, a wet coffee mill with a concrete fruit reception tank and a PENAGOS 2500 capable of processing 40 fanegas per hour, a coffee drying patio measuring 131 x 131 feet (17,161 ft²) with 60% covered by clear plastic roofing, and a dry mill equipped with two drum dryers, an oven, and a wooden silo. The primary crop on the farm is coffee, with 197 acres currently in full production. Secondary crops include sugar cane (42 acres), oranges (20 acres), plantains (12 acres), rambután (2.5 acres), bananas, mangosteen, and various types of wood (Melina, Cedro, Amarillón), as well as bee honey. A forested area has been preserved to serve as the farm's ecological 'lung,' and the riverbanks are maintained with rich surrounding vegetation. The farm is registered with ICAFE as a coffee producer, miller, and exporter, and it owns the brands "Café don Yoyo" and "Betsú" according to the Brands Registry in Costa Rica. A more detailed information sheet is available upon request.
