Property for sale in Costa Rica
About this property
This professionally managed hardwood plantation is one of four available for sale, located on the central Pacific coast of Costa Rica. The property, known as Bird 96, is part of a project by Brinkman y Asociados Reforestadores de Centro America S.A. (BARCA), which focuses on sustainable forest management and restoration. The plantation has been instrumental in restoring habitats for displaced birds and animals while providing local employment opportunities. The plantation spans 339 hectares of pristine land, with 178 hectares planted, including approximately 90 hectares of teak and around 88 hectares of native hardwood species. As of 2023, the standing inventory consists of native species aged between 23 and 28 years, allowing for immediate timber harvest returns. Between 2015 and 2023, all 90 hectares of teak were harvested, and 28 hectares were replanted with high-performance clonal teak stock, which is currently growing above average and managed under FSC® certification standards. The 88 hectares of native hardwood stands will provide midterm cash flow until the younger stocks mature. Additionally, there is potential to integrate cacao plantations within both the teak and native forest stands, which could generate revenue in 3 to 4 years. The farms also include 149 hectares of protected natural forest, which serve as important ecological corridors and may qualify for future compensation under the Payment for Ecosystem Services program by FONAFIFO-MINAE. The BIRD farms are FSC® certified, ensuring responsible management practices. The property offers spectacular views of the coastline and surrounding mountains, with potential for future development.
