Escazú and Santa Ana, both west of central San José, are the two cantons this site covers in depth. Escazú is about 18 km from Juan Santamaría airport, around 30 minutes in normal traffic. Santa Ana lies next to it, between Escazú and Mora at the foot of the hills, about 12 km from the airport. Both also have deep long-term rental markets on this site, which matters if you plan to let the property for part of the year or rent before you buy.
Many luxury condos and apartments here sit inside a registered condominium with its own reglamento and a monthly maintenance fee. Before you buy, read the reglamento, confirm the fee and any arrears, and ask for the condominium's accounts. Then check the unit's title in the Registro Nacional, including liens and annotations, and confirm the condominium itself is registered. For a house, run the same title check, match the plano catastrado to what you walked, and ask whether the annual property tax and the solidarity tax on higher-value homes are paid up. Your own Costa Rican attorney and notary should run these checks, not the seller's.
